Solana Beach prices have remained consistant over the past 5 years.  Comparing ‘08 to ‘09 there was a drop of only  11% in 92075.   However, when  looking at the sales statistics year over year you must be aware of the “neighborhood factor”.  It is a fact that every zip code has several neighborhoods each with its own price and levels of desirability.  For Solana Beach I counted 17 per the MLS input.  If you want to live at the beach you are going to look at entirely different pricing then  in “Olde Solana”, “Lomas” or  San Elijo Hills.  So you need to pay careful attention when you hear people talking about in San Diego County as well as the individual zip.  The Cedros area even likes to call itself “Cedros Seaside”.  This can’t be undersold.  This area has so much to offer.  The lovely shops and restaurants on Cedros, Fletcher Cove, the Coaster and our 4 properties on North Rios, “urbana in solana”. These homes, newly build in ‘09, are brilliantly designed, superbly constructed and available at the ‘06 prices.  Also, Solana Beach schools are ranked in the top % amoung San Diego County Schools.

There were 5 closed sales in Solana Beach in the last 30 days.  The closed prices were from $630,000 to $1,750,000.  Solana Beach has remained fairly stable through this troubled housing market.  That may account for the small number of sales.  What remains constant is the unbeatable Solana Beach Schools.  As long as the schools maintain their position as the number one in the county the housing market will hold.  If you are looking in Solana Beach you must visit our 4 beautiful homes on North Rios. They are new, beautiful and urban!  Walk to the beach, shopping or to the Coaster. All real estate is local…well let’s look at our neighborhoods.  In all of 92067, Rancho Santa fe, we have we have 20 homes in escrow, 11 homes are in the Covenant of Rancho Santa Fe and 9 of those sales occured in the last 30 days.  In Del Mar there are 29 homes under contract and 21 of those happened  in the last 30 days.  Solana Beach has 26 homes in escrow and 22 are in the last 30 days. E ncinitas reports 104 homes under contract with 71 of those sales in the last month.  Point Loma has 29 homes in escrow and 14 in the last 30 days.  What is important to note is that its is taking at least 60 to 90 days due to the new lending practices. Given that, we see that home sales are indeed up.  You may say that during the summer month that is a natural uptick, but it gives up optimism when you combine that with the good news we are hearing in the press.  While this crisis is not over, we can figure that we have moved past the worst.  Thankfully.  So it is time to jump in while you have low interest, good inventory and great prices.

The press has been more up beat since we have seen a steady inprovement in the Stock Market over the last 3 weeks. And we see an increase in the numbers of sales for our area.  Rancho Santa Fe, 92067 we see 13 sales reported in the last 60 days. The average sale price of these homes is roported to be $2.170.  The covenant takes in 6 of those sales for an average sales price of $2.5.  In Del Mar we see 20 closed sales with an average price of $1.8. Solana Beach has 15 sales in the same time period with an average price tag of $1.5.   Encinitas covers a lot of ground, and has 72 sales with an average price of $860.  Carlsbad’s zip code 92008 has 20 sales with $642 ave. price

Rancho Santa Fe has 25 properties under contract for sale. The average price per sq. ft. is $425.  Within the Covenant of RSF we have 6 homes under contract with an average$$ of $504.50 sq.ft.  Del Mar has 27 properties under contract with and average sq. ft price of $594. Encinitas has a whopping 88 homes under contract and they are priced at $360 a sq. ft. Carls bad has 31 properties heading for sale, their price is $368 per sq. ft. Carmel Valley is boasting 75 homes no longer active. The sq. ft price on in Carmel Valley is $338.50 a sq. ft. Solana Beach reported 10 homes in escrow with a sq. ft price of  $470.

Oh, Headlines !!! How deceiving they can be.  Seen today in the San Diego UT, “Median Price Up”.  According to Dataquick, they are up, that may not represent an end to this cycle. This article also states that some high end neighborhoods have reported an increased number of defaults for June. Naming the “High-end”, Point Loma, Solana Beach, Del Mar and Rancho Santa Fe. Call us for the latest Statistics for your neighborhood.

New activity

Real Estate News.  New to the market in Rancho Santa Fe.  Since June First in RSF we see 15 new listings. The average sq. ft. price of that new inventory is $622. In the same time frame in RSF we have 8 homes under contract and two homes that closed escrow. The average sq.ft sales price is $481. per sq. ft   Business Week reported that they see a “glimmer of a housing turnaround”  Call us for a copyof that  article. This is good news!

Finally,  the media is reporting  positive real estate news.  Those of us who work in the village of Rancho Santa Fe, Del Mar and Solana Beach know that there is activity.  More people are out looking at homes .  We have 3 showings on our listing in the Del Mar Polo Club today.  This activity is resulting in sales.  We closed a sale this week in Del Mar and we are convinced that we will be getting  an offer on one of our Rancho Santa Fe homes this week!  By the way, check out the new “rancho santa fe now” site!

1st quarter sales summary

Rancho Santa Fe Home Sales for the 1st quarter of 2009 show an 3.0% INCREASE in the median price! Del Mar home sales for the first quarter of 2009 reflected an increase in median sales price of 14.12.  Solana Beach had a median sales price drop of 7.1% from the 2008 sales stats. Carmel Valley dropped by 9.3%.
