Solana Beach prices have remained consistant over the past 5 years.  Comparing ‘08 to ‘09 there was a drop of only  11% in 92075.   However, when  looking at the sales statistics year over year you must be aware of the “neighborhood factor”.  It is a fact that every zip code has several neighborhoods each with its own price and levels of desirability.  For Solana Beach I counted 17 per the MLS input.  If you want to live at the beach you are going to look at entirely different pricing then  in “Olde Solana”, “Lomas” or  San Elijo Hills.  So you need to pay careful attention when you hear people talking about in San Diego County as well as the individual zip.  The Cedros area even likes to call itself “Cedros Seaside”.  This can’t be undersold.  This area has so much to offer.  The lovely shops and restaurants on Cedros, Fletcher Cove, the Coaster and our 4 properties on North Rios, “urbana in solana”. These homes, newly build in ‘09, are brilliantly designed, superbly constructed and available at the ‘06 prices.  Also, Solana Beach schools are ranked in the top % amoung San Diego County Schools.

New sales for Encinitas, Carlsbad, Solana Beach and Del Mar

Del Mar reported 28 Sales in the last 3 months.  Of the 28 three were “bank involved”.  Del Mar has 138 homes on the market for sale and 27 properties are unders contract. Of those 28, 8 homes involved bank participation.  Solana Beach has 72 homes for sale. 8 properties are in escrow and of the 8 in Solana beach, 4 have bank involvement.
