Rancho Ojala debut
Tuesday, January 12th, 2010North County Coastal Sales
Saturday, January 2nd, 2010Based on year end statistics the beautiful seaside community of Del Mar has recorded 127 sales in 2009 with a square foot price hovering around $733 as sq ft. That is down by 09% from ‘08 statistics. That means that it is time to get out your wallet! You should not miss the house on 1928 Balboa; it is new, fresh, and on the hill overlooking the quaint village of Del Mar. When people think of California…they have to think DEL Mar. Where the turf meets the surf and live is easy. You will not even need to get in the car to grocery shop, boutique shop, or dine, fancy or trendy. It is all here. Stay tuned, we are about to start showing our beautiful homes on 13th street, just steps from the water. These prices are too good to last.
Exploring Solana Beach Neighborhoods
Friday, January 1st, 2010Solana Beach prices have remained consistant over the past 5 years. Comparing ‘08 to ‘09 there was a drop of only 11% in 92075. However, when looking at the sales statistics year over year you must be aware of the “neighborhood factor”. It is a fact that every zip code has several neighborhoods each with its own price and levels of desirability. For Solana Beach I counted 17 per the MLS input. If you want to live at the beach you are going to look at entirely different pricing then in “Olde Solana”, “Lomas” or San Elijo Hills. So you need to pay careful attention when you hear people talking about in San Diego County as well as the individual zip. The Cedros area even likes to call itself “Cedros Seaside”. This can’t be undersold. This area has so much to offer. The lovely shops and restaurants on Cedros, Fletcher Cove, the Coaster and our 4 properties on North Rios, “urbana in solana”. These homes, newly build in ‘09, are brilliantly designed, superbly constructed and available at the ‘06 prices. Also, Solana Beach schools are ranked in the top % amoung San Diego County Schools.

Rancho Santa Fe / Del Mar Outlook
Friday, November 6th, 2009California Association of Realtors issued a monthly real estate reportfor November 09. As an outlook for 2010 in the North County of San Diego, Rancho Santa Fe , Del Mar and La Jolla. Housing prices peaked in San Diego in May 2006 with a median sales price of over $622,000. In August 2009 the median price was down to $375,000 or -39.6 %. At this time the median prices are much higher in the ocean front communities of Del Mar, Solana Beach and La Jolla . The medians in these communities are $1,800,000,$1,463,000,$1,990,000, respectively. These oceanfront communities as well as Encinitas, Carlsbad and Oceanside, may be the first to recover from this market downturn. Some advice to buyers and sellers was given in the article. For sellers, “Price your home to sell. Put your property in move-in ready condition” For buyers, ” Low interest rates will not last forever, do to the drop in sales prices there are great deals still available . NOW is the time to buy”

36 sales in the last 30 days in Encinitas
Saturday, October 24th, 2009Of the 36 closed sales in the 92024 zip code, eight sales were over a million dollars. The square foot price range was from the minimum of $225. a sq. ft to a maximum of $913. a square foot. This zip code covers a big area with a diverse population. There are real neighborhoods with schools down the block and big commercial quadrants near apartments next to the water front vacation properties. You also have the 5 freeway running through the middle. However you look at it, Encinitas has a lot to offer in terms of convenience. In the commercial areas there is everything one wants our needs in the typical suburban areas. In Addition, Encinitas Bluff front homes are amoung the most desirable in the entire county. You can’t beat the beaches. My favorite is Moonlight Beach where across the street is the best Mexican Food Restaurants.
Sold in Carlsbad California
Saturday, October 24th, 2009In the last 30 days 9 homes have closed escrow in Carlsbad in the 92008 zip code. The minimum sales price was $384,000. We have not seen prices like this in North County in a long time…decades. The square foot values in 92008 average $344 a square foot. Have you ever walked through Old Carlsbad?
