County Leads Region in home price gains

Again proving the point that all real estate is local; If you read UT Business section for 1/20/2010  you will see that, according to DataQuick,  San Diego County home-price were up 10% in year ’09  over ‘08.  However, doing quick search of North County zips we are seeing that prices are still slightly declining.  In Rancho Santa Fe we  see that numbers of sales are down by 10% as well as the average price is down by 10%.  There are still opportunities to purchase, but you should hurry.  Take another look at the beautiful Rancho Ojala estate, (google “rancho ojala event’ for fun).  the price for that one of a kind home is unbelievable.  For a list of the buying opportunities available  in our area.  If you are looking for a home with Tennis, walking distance to the village, close to the trails, call us for informtion on  Lago Lindo.  It is a steal.

North County Coastal Sales

Based on year end statistics the beautiful seaside community of Del Mar has recorded 127 sales in 2009 with a square foot price hovering around $733 as sq ft.  That is down by 09% from ‘08 statistics.  That means that it is time to get out your wallet! Exploring Solana Beach Neighborhoods

Solana Beach prices have remained consistant over the past 5 years.  Comparing ‘08 to ‘09 there was a drop of only  11% in 92075.   However, when  looking at the sales statistics year over year you must be aware of the “neighborhood factor”.  It is a fact that every zip code has several neighborhoods each with its own price and levels of desirability.  For Solana Beach I counted 17 per the MLS input.  If you want to live at the beach you are going to look at entirely different pricing then  in “Olde Solana”, “Lomas” or  San Elijo Hills.  So you need to pay careful attention when you hear people talking about in San Diego County as well as the individual zip.  The Cedros area even likes to call itself “Cedros Seaside”.  This can’t be undersold.  This area has so much to offer.  The lovely shops and restaurants on Cedros, Fletcher Cove, the Coaster and our 4 properties on North Rios, “urbana in solana”. These homes, newly build in ‘09, are brilliantly designed, superbly constructed and available at the ‘06 prices.  Also, Solana Beach schools are ranked in the top % amoung San Diego County Schools.

Sales statistics for Oceanside zip code,92054 reports thet were were 24 closed sales in the last 30 with an average sales price of $372,000. Comparing sales month over month…There were 8 more sales in November than in October and the sales price was 8% higher. Rancho Santa Fe / Del Mar Outlook

California Association of Realtors issued a monthly real estate reportfor November 09. As an outlook for 2010 in the North County of San Diego, Rancho Santa Fe , Del Mar and La Jolla. Housing prices peaked in San Diego in May 2006 with a median sales price of over $622,000.  In August 2009  the median price was down to $375,000 or -39.6 %.  At this time the median prices are much higher in the ocean front communities of Del Mar, Solana Beach and La Jolla . The medians in these communities are      $1,800,000,$1,463,000,$1,990,000, respectively. These oceanfront communities as well as Encinitas, Carlsbad and Oceanside, may be the first to recover from this market downturn.
